MINERAL SILICATE FINISHES—Extremely durable, breathable and non-fading finishes or masonry and concrete.
This continuing education series course will cover mineral silicate paints and stains, how they function and what makes them inherently different from latex or acrylic paints. We will explore the legendary durability of mineral paints and when and where to specify them for maximum performance, and what makes these finishes ideal in new construction, renovation, and historic restoration. In addition, we will review the health, safety and welfare benefits of mineral silicates that have made them extremely popular with green and sustainable construction practices.
Keim is a 140 year old company that manufactures patented mineral silicate paints that are the longest lasting finishes for concrete and masonry of all types with colors that simply do not fade. Keim Paint is now available in Florida. This paint is unique in that it forms a chemical bond with masonry that becomes integral and will not peel unlike latex and oil based paints, offering a 20-year no peel, no fade warranty. It is also mold resistant and waterproofs the concrete but still allows vapor transmission for breathability. The perfect fit for stucco, cmu, and concrete.

This session will focus on where claims most often arise—defective plans and specifications, coordination failures, building code violations, and construction administration decisions—and how Florida law assigns responsibility when things go wrong. The attendee will leave with a greater understanding of the areas of risk and what to do about those risks, to better their architectural practices.
Attendees will gain clear, real-world insight into key legal doctrines that directly impact liability, including the Spearin Doctrine, supervisory control liability to contractors, and the Slavin Doctrine, which can limit exposure after project acceptance.
The program will also cover Florida’s strict statutes of limitations and repose, potential protections under §558.0035, Florida Statutes, and important damage defenses such as betterment and first-cost principles. Attendees will leave the session with a greater understanding of how these statutes relate to their practices.

Jeff Carrillo on Moisture Mapping with Electronic Leak Detection (ELD)

This presentation provides an in-depth overview of Electronic Leak Detection (ELD) technology used to locate breaches in roofing and waterproofing membrane systems. The session will explore the principles behind low-voltage and high-voltage ELD testing and how these methods are used to identify active leaks and membrane discontinuities in both new and existing assemblies. Attendees will gain insight into how ELD testing supports quality assurance during construction, assists in troubleshooting moisture intrusion, and helps verify membrane integrity prior to system acceptance. Real-world project examples will demonstrate how ELD testing integrates with other building envelope assessment methods to improve performance, reduce long-term repair costs, and support the health, safety, and welfare of building occupants.

Join Harry J. Lubitz, MBA, CSI, CDT, ASTM, IIBEC, AIA Allied as he discusses important architectural challenges that are prevalent in our climate.
Meeting Description:
The challenge posed in the warm, humid climate of the south US region causes significant water management and vapor drive issues on the exterior envelope of stucco clad structures. There are several methods to manage the water and moisture vapor, and we will examine each to understand which provides the best option for both mass walls (i.e. Block or Precast Concrete) and framed walls (i.e. OSB sheathing on wood studs for residential structures and glass-mat sheathing on steel framed commercial structures). We will also examine the specific IBC, IRC and Florida Building Code language and requirements for exterior water management in both residential and commercial applications and provide guidance to minimize intrusion and prevent customer complaints and litigation.
Learning Objectives:
Upon completion of this course, the participant will be able to:
1. Understand the specific challenges of using cement stucco in warm, humid climates versus dry climates by examining the water resistance and moisture vapor drive of common applications.
2. Examine water management options as described in the IBC, IRC and Florida Building Code.
3. Learn which water management systems work in warm, humid climates and which may not.
4. Designing and detailing stucco cladding for code compliance and limiting of liability.
5. Research new potential moisture vapor permeability management options and best practices to address the potential shortfalls of exterior stucco cladding installations.
