Darren Azdell, AIA, NCARB, LEED BD+C is an active architect, architecture firm owner, university professor, developer and farmer. A native to Florida, Mr. Azdell has over 35 years of architecture, construction, and development experience. He is currently an active principal for OutsideIn Architecture, Pi Architects, and owns and manages Appono Consulting and Development specializing in Sustainable Senior Living, Urban Mixed-Use Development, and Construction Monitoring.

He has taught Real Estate and Development for Architecture at the University of South Florida School of Architecture for the past 27 years as an Adjunct Associate Professor and Lecturer. His Architecture/Development experience includes sustainable mixed-use office, retail and multi-family housing high-rise, senior living, Federal Government Sector Lease-Back, Education, Lab, Higher-Ed, Charter Schools, Healthcare, Warehouse/Distribution, Affordable Housing, and Agrihoods. Notable Tampa Bay award winning projects include: multiple high-rise mixed-use multi-family, office and retail projects in Downtown St. Petersburg and Clearwater, Senior Living Campus Communities throughout Florida and the first Live-Local Affordable Housing Project located in St. Petersburg, which was the impetus for the YIGBY state house bill advancing affordable housing in the State of Florida and several sustainable well communities. Darren lectures internationally on affordable housing, intergenerational communities, wellness, and economically and environmentally sustainable community design, planning, and development.


Michael Halflants, FAIA is a full professor at the University of South Florida’s graduate school of architecture and a principal at Halflants + Pichette Architects with offices in Tampa and Sarasota. After studying architecture in Brussels, he earned his masters at the University of Florida, where he was awarded the Henry Adams Gold Medal, the architecture school’s highest design honor. Upon graduation, Halflants practiced as a project designer with the Polshek Partnership in New York City. In that capacity, he drew designs for theaters and offices in Manhattan and for the Spencer Museum in Kansas. Working in a joint venture with Arata Isozaki’s Tokyo office, he was on the design team for the Brooklyn Museum addition.


In 2006, he cofounded Halflants + Pichette Architects, a design-build practice. The firm was the recipient of over fifty American Institute of Architects awards including the National AIA Young Architect Award. The practice also garnered five national medals from the Association of Licensed Architects. On three occasions, Halflants’ designs graced the cover of Florida / Caribbean Architect, the quarterly regional publication of the AIA.

The work has been illustrated nationally in Dwell, AIArchitect, and ArchDaily. In recognition of his lifetime achievements, Halflants was awarded the 2018 AIA Florida Medal of Honor for Design, the highest award for design that AIA Florida can bestow upon an architect. Michael Halflants has lectured on the topic of tropical design and housing in Bogota, Singapore, Jakarta, and Bangkok. At the University of South Florida, he teaches graduate design studios as well as seminars on tropical architecture and modern housing. He has led students abroad to Mexico City, the Yucatan, Brazil, Japan, Berlin, the Netherlands, and Spain. In all of his endeavors, Michael Halflants strives to build and maintain deliberately parallel and mutually reinforcing creative professional activities and educational responsibilities.


Vincent “Vince” Chillura is Executive Vice President and Chief Banking Officer of Florida West Commercial Banking at Valley National Bank, where he oversees commercial banking operations from Central Florida to Naples—with Tampa Bay serving as the core market—as well as Alabama. His team serves commercial real estate and commercial and industrial clients through corporate, business, professional, and executive banking. Vince previously helped lead Valley’s Southeast commercial real estate banking group and, before that, contributed to the growth of USAmeriBank until its merger with Valley in 2018. He began his career at LaSalle Bank, completing its commercial credit training program in Chicago before working on large, complex commercial real estate transactions. A third-generation Tampa native, Vince is passionate about advancing investment and development opportunities throughout Tampa Bay and beyond.

Deeply committed to his community, Vince serves in leadership roles with the Old Florida Federation, Tampa Pig Jig, Bergstrom Council, University of Florida FARE, USF Real Estate Society, Real Estate Investment Council, Ye Mystic Krewe of Gasparilla, and other civic and industry organizations. He is a founding member of the Tampa Pig Jig benefiting NephCure Kidney International and has previously served with the Urban Land Institute, Cystic Fibrosis Foundation, Community Partners in Revitalization, and the Society of Real Estate Professionals. Vince attended Berkeley Preparatory School from kindergarten through graduation and earned his business administration degree in finance, cum laude, with a minor in entrepreneurship from the University of Florida. He lives in South Tampa with his wife, Lisa; their three daughters, Audriana, Adaline, and Annalise; and their English Golden Retriever, Nelson.


David Bailey is a Tampa native, entrepreneur and real estate professional with a background spanning architecture, design and commercial development. A graduate of both the University of Tampa and the University of South Florida, Bailey built his career in commercial real estate before launching Nimble Retail with his wife and business partner, Stephanie.

Nimble Retail is a Tampa-based micro-development company creating compact, prefabricated storefronts designed to lower barriers for entrepreneurs while activating vacant and underused properties. Inspired by the small-scale shops the Baileys encountered while living in New York City, the company’s innovative work has earned recognition from the Hillsborough Planning & Design Awards and reflects Bailey’s commitment to thoughtful, community-focused development.


Adam Wolf is the founder and principal of Wolf Development Partners, an architecture and development firm in Tampa that he started in 2020. The firm designs and develops both for-sale and for-rent residential and urban infill projects in Tampa Bay, handling site selection, entitlements, and underwriting alongside all phases of architectural and interior design. The firm has taken more than 50 for-sale units through completion, with more than 200 additional units across multiple projects currently in various stages of design and construction. Before founding Wolf Partners, Adam was a designer at Solomon Cordwell Buenz in Chicago, where he founded the firm's internal computational design studio, which produced the facade of Tooker House at Arizona State University.

Prior to that, he was with Endrestudio in Chicago where he was the lead designer on the Dublin Link Pedestrian Bridge in Dublin, Ohio — the longest single-tower S-curve suspension bridge in the world. Adam holds a Master of Architecture from Illinois Institute of Technology, where he received the Henry Adams Medal, and a Bachelor of Science in Computer Graphics Technology from Purdue University. He is a Florida Registered Architect and an NCARB Certificate Holder. He lives in Tampa with his fiancée, Avory.

MINERAL SILICATE FINISHES—Extremely durable, breathable and non-fading finishes or masonry and concrete.

This continuing education series course will cover mineral silicate paints and stains, how they function and what makes them inherently different from latex or acrylic paints. We will explore the legendary durability of mineral paints and when and where to specify them for maximum performance, and what makes these finishes ideal in new construction, renovation, and historic restoration. In addition, we will review the health, safety and welfare benefits of mineral silicates that have made them extremely popular with green and sustainable construction practices.

Keim is a 140 year old company that manufactures patented mineral silicate paints that are the longest lasting finishes for concrete and masonry of all types with colors that simply do not fade. Keim Paint is now available in Florida. This paint is unique in that it forms a chemical bond with masonry that becomes integral and will not peel unlike latex and oil based paints, offering a 20-year no peel, no fade warranty. It is also mold resistant and waterproofs the concrete but still allows vapor transmission for breathability. The perfect fit for stucco, cmu, and concrete.

This session will focus on where claims most often arise—defective plans and specifications, coordination failures, building code violations, and construction administration decisions—and how Florida law assigns responsibility when things go wrong. The attendee will leave with a greater understanding of the areas of risk and what to do about those risks, to better their architectural practices.

Attendees will gain clear, real-world insight into key legal doctrines that directly impact liability, including the Spearin Doctrine, supervisory control liability to contractors, and the Slavin Doctrine, which can limit exposure after project acceptance.

The program will also cover Florida’s strict statutes of limitations and repose, potential protections under §558.0035, Florida Statutes, and important damage defenses such as betterment and first-cost principles. Attendees will leave the session with a greater understanding of how these statutes relate to their practices.

Jeff Carrillo on Moisture Mapping with Electronic Leak Detection (ELD)

This presentation provides an in-depth overview of Electronic Leak Detection (ELD) technology used to locate breaches in roofing and waterproofing membrane systems. The session will explore the principles behind low-voltage and high-voltage ELD testing and how these methods are used to identify active leaks and membrane discontinuities in both new and existing assemblies. Attendees will gain insight into how ELD testing supports quality assurance during construction, assists in troubleshooting moisture intrusion, and helps verify membrane integrity prior to system acceptance. Real-world project examples will demonstrate how ELD testing integrates with other building envelope assessment methods to improve performance, reduce long-term repair costs, and support the health, safety, and welfare of building occupants.
